Financial Services

  •  Preparation of a fiscal year operating budget

  • Provide invoices to Tenants for payment of all receivables

  • Provide follow-up contact to delinquent tenants

  • Pay all authorized vendor bills and other payables

  • Prepare current balance sheet

  • Prepare income and expense statement

  • Prepare comparative actual to budget statement

  • Provide check register (disbursement journal

  • Prepare year-end reconciliation statements

Administrative Services

  • Prepare written management report for quarterly financial review

  • Handle tenant telephone and written correspondence and requests

  • Prepare and mail tenant notices

  • Administer requests for tenant modifications and alterations

  • Maintain tenant roster

Maintenance Services

  • Obtain bids and execute all maintenance contract

  • Monitor performance of maintenance contracts / services

  • Administer capital replacement contracts

  • Monthly audit and inspection of all common area buildings and other property

  • Process routine and emergency work orders

  • Maintain 24-hour answering service for emergencies

  • Facilitate emergency/authorized access

  • Review and update property inventory (annually)

 Leasing Services

  • Negotiation of renewals, extensions or expansions of existing tenants

  • Negotiation of new leases

  • Monthly leasing updates

 Construction Management
Your eyes and ears on the project

  • Develop preliminary budget

  • Assist in reviewing bids and contractor selection

  • Conduct pre-construction meeting to ensure all contractors and subcontractors fully understand the project

  • Monitor construction process and report progress

  • Manage change orders

  • Coordinate completion of punch lists
