Quality Tenant or Buyer Representation
requires a range of abilities including: understanding the client's needs and
expectations, thorough technical training, a firm understanding of market
trends, practices, inventory, etc…, and highly effective negotiation skills.
As client advocates, the BND Commercial
partners commit themselves to achieving the most operationally appropriate,
cost effective, and strategically sound outcome for their clients.
Technical training doesn’t stop with
obtaining a license. The BND Commercial partners all have post secondary
education in areas such as business, marketing, and finance. Additionally, the
BND commercial culture believes in, and actively supports, the ongoing
advancement of its brokers in the field of commercial real estate, as evidenced
by their extensive involvement in the Society of Industrial and Office
Realtors (SIOR), the Certified Commercial Investment Member Organization
(CCIM), and the Indiana
Commercial Board of Realtors (ICBR).
Market knowledge is far more than
knowledge of properties and prices. A true understanding of the market
includes:
- Knowing the properties in detail, their age,
condition, location, history, co-tenants, etc.
- Knowing the owners, their motivations,
willingness, and expertise.
- Knowing the trend for that type of property
currently, and in the future.
And so it goes with:
- Zoning
- Utilities
- Construction
- Industry

“Market
intelligence is knowing who to call or where to look to find the key information
that might be the turning point in an effective deal.”
Partner O. Karl Behrens, CCIM, SIOR
Effective negotiation skills are a
matter of academic training, extensive experience, and an inherent ability to
know when to be the aggressor and when to pull back and let the deal work itself.
“Tens of thousands of dollars can
be won and lost in an instant during the negotiation process. That money is
critical to our clients’ success.”
Partner David W. Nugent, CCIM, SIOR
